Q: Can we just "Instant Book" your home on Airbnb for our wedding?

A: No. Because we are a licensed event venue, we require a conversation and a signed Venue Agreement before confirming any event date. This ensures we can legally host you and that your specific plans fit within our neighborhood protocols.

Q: What are the restrictions on music and noise?

A: We love celebrations, but we love our neighbors, too. Because we are in a quiet residential area, outdoor amplified music must end strictly by 9:00 PM (acoustic music or indoor speakers at a conversational level are permitted until 10:00 PM). Silent Disco’s permitted until 11PM. This guarantees your reception doesn't get shut down by a noise complaint.

Q: How does parking work for the guests + vendors?

A: We have a private driveway that accommodates up to 3 vehicles and a 2 car garage. We ask that vendors use the garage and drive way, and guests carpool or use rideshare (Uber/Lyft) to keep the street clear. There is a free Safeway parking lot, 2 minutes away where non-overnight guests can park. Vendor vehicles must be scheduled for load-in/load-out times to avoid congestion.

Q: Can we bring our own alcohol? A: Yes! It’s a great cost saving feature of our venue. For liability reasons, we require either a hired TIPs-certified bartender to serve guests and a Host Liquor Liability waiver (included in all our standard contracts). This protects you (the host) and us (the venue) from liability.

Essential Neighborhood Protocols

Please review these 4 rules before inquiring. We enforce them strictly to protect your event continuity.

  1. The "35-Person Hard Cap": Our venue is strictly limited to 35 guests (including the couple). We cannot accommodate "guests stopping by later" or "extra friends for the after-party." The guest count on the contract is the maximum count on the property.

  2. The "Good Neighbor" Noise Policy: We are located in a peaceful residential community. DJs and large PA systems are generally not a fit for our deck. We recommend acoustic sets, string trios, or curated playlists on our house Sonos system.

  3. Strict End Times: To comply with Lakewood ordinances, all outdoor events must conclude (or move fully indoors) by 9:00 PM. We offer silent disco packages and many indoor music options.

  4. Vendor Insurance: Any vendor working on-site (chef, photographer, hair/makeup) must provide a Certificate of Insurance (COI). If they are professionals, they will have this ready. If they don't, we cannot allow them on the property.
